Old Town is a genuinely different job

Landmark, Van Dorn and the apartment complexes along Duke Street have proper surface lots and garages. Those are straightforward, same as anywhere in the region. Same for the Del Ray side streets, which are narrow but have driveways.

I-395 and the Beltway do the highway share. Richmond Highway and Duke Street add construction traffic. And Alexandria has a specific seasonal one: the roads near the river get salted and gritted hard in winter, and that grit is what turns an existing chip into a crack across the whole screen on the first cold morning.
